Investment criteria
We are currently seeking investment opportunities in the Netherlands with the following criteria:
Industrial
Sector | Industrial; |
Type | Multi-let industrial estates and single-let production-, storage- and distribution space; |
Geography | The Netherlands, preferably in the Randstad area or established economic regions; |
Location | Preferably in close proximity to city centres, labour supply and/or major road networks. |
Multi-let industrial
Specifications:
i) | Structurally sound; |
ii) | Multi-let, from circa 10 units; |
iii) | Favourable office/warehouse ratio (ideally 10%-15% office space); |
iv) | Minimum floor area of circa 200m²; |
iv) | Floor loading capacity from 1,500kg/m²; |
v) | Vacancy between 0%-50%; |
vi) | Strong credit ratings and good spread of local, regional and national operators; |
vii) | Value add opportunities through targetted capex and vacancy reduction; and |
viii) | No newly developed estates with rental guarantees. |
Investment volume:
€3.0+ million per estate and/or €15.0+ million (no maximum) portfolios;
Single-let industrial
Specifications:
i) | Structurally sound; |
ii) | Favourable office/warehouse ratio (ideally 5%-10% office space); |
iii) | Marketable lay-out; |
iv) | Floor loading capacity from 1,500kg/m²; |
v) | Long leases (> 10 years) or short leases with regear possibility and/or strong relettability; and |
vi) | Strong credit rating. |
Investment volume:
€3.0+ million per asset and/or €15.0+ million no maximum) portfolios;
